The legal classification of your slip directly affects property value, resale ease, and your daily boating experience. Here is what every waterfront buyer must know:
The slip is real property or a limited common element (LCE) with legal description recorded on your deed. You own the exclusive right to that specific slip, and it automatically conveys to the next buyer upon sale. Adding $50,000 to $150,000+ in retained property value.
The association retains title to the marina and assigns slips to owners based on unit tier, seniority, or annual permit fees. Always verify HOA transferability rules prior to closing to ensure you do not get placed on a waiting list.
Slips and piers are shared by all owners on an unassigned basis. Typically restricted to day use or 48-to-72 hour maximum docking. Ideal for loading gear, picking up guests, and launching from the complex ramp.

Before submitting an offer on any boating condominium, verify these critical checkpoints with your Big Beach AL Team agent and the HOA:
Inspect the recorded declaration to confirm slip conveyance and specific slip number assignment.
Verify minimum water depth at mean low water (MLW) to ensure your vessel won't ground out in winter.
Confirm the existing lift's certified pound rating (e.g. 10k, 16k, 24k lbs) and cradle bunk geometry.
Review HOA financial reserves for upcoming bulkhead, dock redecking, piling, or dredging capital needs.
Check whether trailer parking is year-round, seasonal, or requires registration decals and fees.
