Late August on the Gulf Coast is a season of transitions. While the calendar still says summer, the pace of life begins to feel a bit more relaxed. But that does not mean the entertainment lineup is slowing down.

This week brings a classic 90s alternative rock show to Orange Beach, alongside some of the best opportunities of the year for real estate buyers looking to get onto the beach on a budget.

Goo Goo Dolls and Neon Trees at The Wharf

On Friday, August 21, the Goo Goo Dolls are scheduled to bring their summer tour to The Wharf Amphitheater, with special guests Neon Trees opening the night. It is a fantastic double bill that promises to bring a high-energy crowd to the venue.

Concerts at The Wharf during the late summer are especially pleasant as the evenings start to cool down slightly. Grab dinner at one of the Marina-side restaurants beforehand, but keep in mind that parking fills up quickly on show nights.

Finding Late-Summer Budget Values

As the peak rental season winds down, many property owners evaluate their investment returns from the summer. For buyers, this transition makes late August and early September an excellent window to scout for affordable entry-level condos or homes.

  • Make dinner reservations early if you plan to dine at The Wharf before the Goo Goo Dolls concert on Friday.
  • Take advantage of cooler evening breezes for boardwalk walks and outdoor dining.
  • Watch the market for new listings as summer rental cycles conclude.

Buyer Takeaway

Getting a piece of the beach does not have to break the bank. There are still excellent low-density complexes and tucked-away properties on West Beach that offer deeded beach access or boat slips at very reasonable entry price points.
